Seven-unit development
Design Challenge:
Maximize the built form to encompass the greatest number of market savvy units at the boundary of a business district.
Solution:
The design solution met all the challenges the site provided: severe topography; and a transitional lot between a business/commercial neighborhood to the north and east, and a residential neighborhood to the south and west.
Working with the site topography, a two story facade is presented to the residential neighborhood, masking the parking that is tucked away underneath the building. A residential scale is maintained through breaks in the facade and change of texture. The flat roof gives a nod to the adjacent commercial structures.
The 16,000+ sf, two-story building has 7 residential units: 6 flats and 1 duplex, all in the 1,450 - 2,150 sf range.
